The number we show you is arithmetic on public data, and this page explains exactly which arithmetic. We publish it because a recommendation you cannot check is just an opinion.
Same neighbourhood or community, same structure type, built within ten years of yours, living area within 15%, lot within 25%, and at least eight of them. If there are not eight, we widen the bands one step at a time and record which step we had to reach.
Your assessment per square foot against the median for that group, expressed in basis points. Assessment per square foot, not total value, because the group is matched on size.
Below the threshold we say you look fairly assessed. Raising that threshold would make our honesty statistic look better and leave money on your table, so we publish the threshold and every change we have made to it.
This is the share of completed checks where we recommended no filing. It is computed from our own records, not chosen.
Each season we file a small random sample of cases just below the threshold, at our own cost and with the owner’s consent, to find out whether the “fairly assessed” verdicts were correct. Without that we would never learn where the line is actually wrong.
In some jurisdictions a review board may raise an assessment as well as lower it. We say so on the result page before anyone signs anything.
